Lichen clings tenaciously to metal cladding, and removing years of growth without the right treatment risks stripping paint, damaging panels, or leaving a patchy, uneven finish behind. Compounding the challenge, the Centre remained a fully operational public venue throughout — sharing its carpark with visitors, staff, and passing traffic — meaning every stage of the work had to be planned as carefully around people as it was around the lichen itself.

Challenges

Working on an active site brought its own set of constraints from the outset. The southern wall and rooftop needed to be accessed safely from ground level using a telescopic pressure cleaning system, which meant establishing a clear exclusion zone and barricaded work area within the shared carpark, all while keeping the rest of the space usable for visitors and staff.
Reaching the rooftop safely was its own challenge, requiring stair access and full harness systems to meet working-at-heights standards, with a team member assigned throughout to monitor the exclusion zone and manage pedestrian flow around the equipment.
The lichen itself demanded a careful touch. Simply blasting it off risked damaging the cladding beneath, so the treatment needed time to work before any pressure cleaning began and even then, sensitive areas like joints, painted surfaces, and aged materials needed reduced pressure and extra care to avoid stripping or marking the substrate.
Environmental considerations ran through every stage too. With water runoff a real concern so close to a shared carpark, the team needed a treatment that was both effective on stubborn lichen and safe for the surrounding environment, along with confirmed drainage and a leak-free water supply from Council before work could begin.

Our Tailored Solution

Rather than a single-pass clean, Cipher Solutions designed a treat-then-clean methodology suited to lichen's resilience. Using a telescopic pressure cleaning system, our team applied a biodegradable algae and lichen treatment via a chemical venturi kit connected directly to the pressure system allowing the treatment to be applied evenly to elevated areas without needing scaffolding or additional access equipment.
The treated areas were then left to dwell for 20 to 40 minutes, depending on the severity of growth, giving the treatment time to break down the lichen before any physical cleaning began. This was followed by a controlled low-pressure soft wash, kept within an 800–1500 PSI range and adjusted to suit the facade material, using a fan-tip nozzle to lift dead organic matter evenly without damaging the surface underneath.
Throughout, the site itself was treated with the same care as the facade, a clearly barricaded exclusion zone, controlled pedestrian access points, and full PPE and harness protocols kept the works safe for both our team and anyone passing through the carpark.

Execution & Process

Work began with a full site setup — our team carried out a pre-start inspection to map access points, hazards, and pedestrian movement, before establishing a clearly defined exclusion zone on the southern side of the building. Barricades, safety cones, and high-visibility signage went up to restrict access, with the telescopic cleaning system positioned securely within the designated carpark area and a team member assigned to manage the zone throughout. From there, the facade was inspected to identify the heaviest lichen growth and any sensitive surfaces that would need extra care during cleaning.
With the site prepared and problem areas mapped, treatment began using the telescopic system and chemical venturi kit, applying a biodegradable algae and lichen treatment evenly across the affected roof and wall sections. Treated areas were then left for 20 to 40 minutes, giving the treatment time to break down the lichen before any physical cleaning took place. Once dwell time was complete, all surfaces were cleaned using controlled low-pressure washing, with pressure adjusted to suit the facade material and extra care taken around sensitive areas to protect the substrate underneath.
To finish, a final rinse ensured a clean, uniform result across every treated surface. All equipment and barricades were then removed, surrounding areas checked and cleaned where needed, and a final quality inspection carried out — followed by a joint walkthrough with Council to confirm the works met the required standard before the site was formally signed off.
